The site was purchased in 2017 with long settlement subject to procurement of planning permit. Once the planning permit is obtained, the client decided not to continue with the existing permitted scheme as it wasn’t the right product for the market. Therefore, he engaged HART PMA to propose alternative development solutions. At the end, the client was satisfy with the new proposed scheme which both increase the GRV and marketability by reducing density via S72 amendment and increasing NSA efficiency by redesign floor plates. This reduces both selling risks and time.
